Olive Tree Villa is a new (2005) luxury self-catering villa in a country setting with  It is located in a quite country setting overlooking the Xanthos valley within 40 minutes of Fethiye,  Oludeniz, Kalan  &  Patara. Nearby are the remains of the ancient city of Tlos and the national park at Saklikent. It is also within easy reach of the upgraded airport at Dalaman via a new upgraded road and tunnel.

It has 3 bedrooms, 2 first floor bathrooms and a downstairs WC, kitchen, outside verandas and patio and a private swimming pool. It is light, airy and spacious, fully furnished to a high specification and comfortably sleeps 6 and a maximum of 8 people. Located in a small elevated development in the quiet of the countryside, it has stunning views to the mountains beyond

The Property
The property is built of modern concrete frame and block construction with rendered walls and a tiled roof. Windows are double glazed and air conditioning is fitted.

Downstairs the floors are tiled and upstairs there are wooden floors.

Downstairs contains an open plan Living, Dining and Kitchen area and a downstairs cloakroom.

The kitchen is fully equipped with cooker, hob dishwasher and fridge/freezer. There is also utility room under the stairs where the washing machine, iron and ironing board are located..

The Garden
Olive Tree Villa has a private garden approx 12m x 29m which contains the private swimming pool.

The pool is 8m long by 4.5m wide tapering to 3.2m and 1.4m deep. It is illuminated at night with coloured lights on a timer.

The garden is planted with a range of plants including bamboo, minosa, oleander and plumbago.

A lovely old olive tree provides a central attraction and provides shade over part of the pool A pergola covered in vines provides a lshady oasis away from the villa.

There is also a small attractive lockable storage hut for sun loungers and pool toys which could double as a play house for children.

Management
We have an excellent local management agent who can be employed to look after the property and the garden, pay the local bills etc etc. They can also handle any rental customers you get, picking them up from the airport in air conditioned transport, arranging hire cars,  day trips, villa cleaning and providing a customer help line. Feedback from visitors has been excellent. This removes the normal day to day hassles of owning a holiday home.

Health and Safety
Downstairs the villa has doors to verandas which are enclosed by railings which have gated access to the pool. These areas provide a safe enclosed place for small children to play outside.

Emergency lights, smoke alarm, extinguisher and pool safety signs are provided.

The villa gardens containing the private pool are also enclosed by walls or railings. However the wider development on which the villas stand contains a number of swimming pools and some walls with steep drops so children should be appropriately supervised there.

The Setting
The setting is breathtaking, looking across rolling countryside of the Xanthos valley to the mountains beyond. The nearby pine trees give the air a lovely fragrance.

The villa is located in a small terraced development of modern villas built to the same high specifications.

Nearby
The nearest village is Kadikoy, a five minute drive away, where there are some small local shops. Local produce and basic provisions can be found here; the shopkeepers are friendly and eager to meet the demands of tourists and will deliver provisions to your villa by arrangement. The freshly baked bread and fresh fruit are our favourites. There is a weekly local market in the village.

As the villas are in the foothills of a range of mountains they are well placed for walkers and birdwatchers. The Lycian way, starting at OluDeniz, passes nearby. The nearby Roman amphitheatre at Tlos is can be seen from the villas and there are also impressive remains at Xanthos and Patara.

To the west are the pretty harbour town of Fethiye, the famous beach of OluDeniz and the resort beach of Calis. All about 40mins drive away. To the south is one of the best beaches in the world - Patara and the seaside town of Kalkan. In the old town in Fethiye there is a colourful and vibrant shopping area, a weekly market and a wide choice of restaurants.

Out of the main season, between November and March the temperature is much cooler and can be chilly at night. As a result it is much quieter and some shops, bars and restaurants do not open.

Access
The Villas are accessible by car and there is a parking area on the site. Access to the villa sites are via a few steep steps which unfortunately makes them unsuitable for the disabled or those in wheelchairs
